The detailed development plan covers three blocks on the east side of Kolonnvägen, right next to Solna commuter rail station. The northern and southern blocks contain housing, with an office block located between them. We have designed the residential buildings, a seven-unit preschool, and three commercial premises in the southernmost residential block. A pedestrian bridge over Kolonnvägen—which is directly connected to the station’s northern entrance, and which continues over to the Mall of Scandinavia—provides the project with direct access to both public transport and shopping. The bridge lands in a square situated between the office block and our southern block. Opposite of where we have placed a restaurant space of approximately 200 m².
The preschool occupies two floors located beneath the square, facing Kolonnvägen and a park to the south of the block, with its courtyard opening directly onto the park. The building is U-shaped, creating a residential courtyard facing Ballongvägen on the quieter side of the site. This courtyard is raised half a storey above Ballongvägen, and beneath it are two levels of parking: the upper level serving the housing and the lower level shared between the office block and the residential units.
Since Kolonnvägen and the railway area create a noise-exposed side, the development plan prohibits balconies on that side. Therefore, we have introduced planter boxes arranged in a diagonal pattern across the façade along Kolonnväg and divided the brick elevation into fields with varying depths. Together, these measures create shadow play and visual richness across the large façade surface. Towards the park to the south and the square to the north, balconies are allowed, provided they have glass screens to mitigate noise from the west.
South of the block lies Lilla Frösunda Manor, with a public park area facing Kolonnvägen, which also borders the preschool yard. The manor, dating back to the 18th century, and has its main garden to the east, featuring many mature apple trees—remnants of the market garden that operated here in the 19th century. These green surroundings offer children good conditions for outdoor play even though their own yard is relatively small. The project meets the requirements for Miljöbyggnad Silver.
